Our approach to every search
All three services begin with the same foundation: a personal conversation about your requirements, followed by a shortlist drawn from buildings we have visited and assessed ourselves. We do not generate a list from a database. We form one from knowledge acquired on foot.
The differences between the three services reflect the depth of involvement requested — from a focused search that delivers a shortlist and accompanies viewings, through to a comprehensive arrangement that manages the entire move from enquiry to settled residency.
Every service operates on the same fee structure: paid by the resident, with no commission accepted from the owner side. That independence is not incidental — it shapes every recommendation we make.
Initial conversation
We discuss your requirements — building type, floor, facilities, proximity to schools or transport, household size, and any specific preferences.
Shortlist preparation
We match your requirements against our building assessments and prepare a written shortlist with honest commentary on each candidate.
Private viewings
We accompany you through each shortlisted residence and share our observations throughout. There is no pressure toward any particular choice.
Documentation & handover
Lease reviewed, inventory documented, deposits confirmed in writing. Move-in walkthrough conducted and recorded.
Ongoing support
We remain available throughout the tenancy — for maintenance questions, owner correspondence, and renewal conversations when the term approaches its end.

Throughout the tenancy we remain available as a calm single point of contact between resident and owner. Quiet renewal support is offered at term-end.

MIEA Registration
Registered with the Malaysian Institute of Estate Agents. All team members hold current Board of Valuers certifications.
One Working Day Response
All enquiries receive a considered response within one working day. Signature clients receive direct telephone access outside standard hours.
No Owner Commissions
We do not accept commissions from the owner or developer side. Fees are paid by the resident. Independence is structural, not aspirational.
